Situated on an ancient Roman campsite, a few minutes off the main road from Nice to Grasse, this beautifully restored traditional villa has far-reaching views over the surrounding countryside.

Set in 9000 sq metres of land, the main house has five en-suite bedrooms providing accommodation for up to 10 guests. There is also a large swimming pool and a fully equipped gym and music room.

The house is set on a hill at 250m above sea level in a quiet and peaceful area. The open-plan design of the house allows the gentle breeze to flow throughout the house, while the covered terraces shelter guests from the midday sun.

From the house there are fabulous views along 60 kms of coastline. The 2½ acre mature gardens are well stocked with local plants and trees and are floodlit at night. Next to the old cottage there is an ancient cobbled corn threshing area now used for car parking.

In winter the house is heated by radiators and there is a large log fire in the sitting room.



The caretaker couple lives on site in the 300-year-old cottage. They are responsible for pool and garden maintenance, upkeep of outside terraces and 12 hours per week of cleaning is included in rental fees. They can also provide by arrangement additional housekeeping, cooking, airport pick-ups and drop-offs, transport to and from restaurants, babysitting, massage and beauty therapy. Valbonne, Biot, Mougins, St Paul de Vence, Grasse and Bar-sur-Loup are local to the area and within easy reach. Nice, Cannes, Juan-les-Pins and Cap Ferrat are within thirty minutes and Eze, Monaco and St Tropez are within 90 minutes. There are numerous other medieval towns in the area. A visit to the Friday local market at Valbonne is a must, but equally appealing is the market in Nice and Cannes and the truffle festival at Le Rouret is a mecca for truffle lovers.


Michelin-starred restaurants in the area include Le Clos St Pierre in Le Rouret, Lou Cigalon in Valbonne and Bastide St-Antoine in Grasse.

Le Colombe d'Or in St Paul de Vence is immensely popular.

The local L'Oree d'Opio is excellent.

The local tennis club, Le Vignal, has 6 hardcourts and 5 clay courts that can be used at a nominal charge.

There are numerous high quality golf courses, the closest being just ten minutes away at Opio. The Royal Mougins course is some fifteen minutes away.

Jet and water skiing is available at Juan-les-Pins and Cannes, some thirty-five minutes away.


Closest beaches are at Juan-les-Pins and Antibes, some thirty-five minutes away (depending on the season).

There are some good restaurants at the beach in Cannes. Vega Luna is a favourite.

A new extension has been added to the house incorporating a playroom, bunk room and further en-suite bathroom.


The house has broadband wi-fi, Sky and satellite television, plus Bose iPod speakers. There is also an extensive choice of board games and books.


The sitting room is large and open plan, with one seating area centred around the log fireplace and the other round the TV and library. It has a magnificent panoramic view stretching over 60kms of coastline from Eze to La Napoule. The French windows retract so the room opens up onto the sea view terrace, an ideal area for entertaining.


The open-plan Provencale rustic marble kitchen includes a 5 burner range and two full size electric ovens, fridge, microwave and dishwasher. The large central island incorporates red and white wine chiller cabinets and a commercial ice machine. In the adjoining pantry there is an American-style fridge freezer with ice machine and a washing machine.
There is also a barbecue on the terrace outside the dining room.


An entire windowed wall of the dining room folds back so that it becomes part of the garden in summer, giving the choice of eating at the dining table, which seats ten comfortably, or under the adjacent terrace which has a larger table that seats up to twenty.


Each of the five en-suite bedrooms is decorated with an international theme. There are crisp Egyptian cotton sheets, fluffy towels and luxury toiletries.

The Provence Master Bedroom reflects the blue light of the surrounding countryside and has its own private terrace with stunning views.

The Moroccan Room features hand-woven North African fabrics, hand carved chairs and brass ornaments, as well as an ornate blue-tiled shower room.

The Africa Room is decorated with carved furniture and wooden masks, along with a dramatic wet room with pebbled floor.

The Arizona Room reflects the bright colours of the Arizona countryside with an adobe feel to the bathroom that has a stone bath.

The India Room features silver and enamel antique doors, ornate carved wood and bone furniture and hand-woven Kashmiri rugs. The bathroom is a traditional Indian tiled and marble bathroom with murals depicting views of India.

As the cool breezes flow throughout the house there is no need for air-conditioning. However each room has a quiet ceiling fan.

‘Z' beds are available for additional children.

Each bedroom has its own wall safe for valuables.

The 14 x 6 m swimming pool has an electric pool cover for safety. The pool hut has a covered terrace with a dining table, a loo and a shower. Filtration is via a salt system instead of chlorine. Heating is available when necessary in the low season.

GYM - The comprehensive gym includes 12 machines, free weight bars and dumbbells. The music equipment comprises a band set-up with drum kit, keyboard, bass and lead guitar, microphones, amplifier, mixer and speakers. The sitting room also has a Roland piano.

Other facilities include table tennis, badminton and a boules pitch. In addition to the dining room and adjacent terrace, meals can be served under the shade of the pool hut or the terrace overlooking the sea view, which also doubles as a wonderful place for evening cocktails.

The grounds are extensively lit for parties and al fresco dining at night which creates a memorable ambiance.

PAYMENT: A deposit cheque/transfer for 50% of the total cost is required at the time of booking. The final balance is required 8 weeks before the arrival date.

A bond/security deposit of  3000 euros is also taken to cover telephone and any breakages.

Heating in winter will be charged on a usage basis.

There is an electricity allowance of €150 per week. A meter reading will be taken on arrival at the property. If electricity consumption exceeds the amount of €150 per week, the client will be charged, at cost, for the excess. These charges are to be deducted from the security deposit. This amount should be adequate for any normal usage and is only put in place to avoid any careless wastage, for example, by leaving lights and fans on 24/7. Pool heating, if requested, is included within the allowance, although in the warmer months should not be necessary
