This charming 5 bedroom 6 bathroom property is ideally situated within a 5 minute drive to the beautiful medieval village of Valbonne, known for its village square, its many super restaurants and wonderful Provencal Friday market.

The villa enjoys stunning views over the hills and neighbouring hillside medieval villages.

The villa is within easy access of Nice International Airport and a 2 minute drive to the local supermarket, boulangerie and excellent fruit and veg shop. There are also activities such as horse riding, golf courses, water parks, perfume museums and other leisure venues all within a 30 minute drive.

The beautiful Cote d'Azur beaches are a short (20 minutes) drive away.

The accommodation is well appointed with comfort and enjoyment in mind.

The 80 sqm living/dining area is divided into 2 areas. The living room area has a central fireplace, along with a flat screen TV with Sky satellite, DVD player and stereo system. The dining area can comfortably sit 10 people.

The Provencal-style kitchen is well equipped and has a door leading out to the terrace. There is also a utility room.

The property has 5 bedrooms and sleeps 10 people. All bedrooms have en suite bathroom facilities, with a separate guest WC and an extra family bathroom on the ground floor.

Bedroom 1 has a superking bed and garden access.

The villa is privately situated in its own grounds with a mature and well stocked garden with many fruit trees including olives, lemons, cherry and fig which guests are welcome to enjoy when in season.

The large, securely fenced garden is mainly flat with a private heated swimming pool, which has a stepped shallow area on one side making it ideal for children. There is a pool alarm and an electric pool cover. The large terraced pool area has lighting, a gazebo and many sun loungers.

Next to the pool, is a recently refurbished pool house with a shower room and sofa bed.

A fully equipped summer kitchen is situated off the main living area including a large teak dining table and chairs.

The property has automatic entrance gates and has an up to date alarm system for added security.
